An open field of possibilities on the outskirts of town
East of the recreation area of the excavation lake in Hirschstetten in Vienna’s 22nd district, the city’s next large urban development area is currently taking shape with a usable space of 230,000 sqm and an emphasis on subsidized housing. Winning a developers’ competition, AllesWirdGut were commissioned to plan 170 residential units with a rentable floor space of well over 12,000 sqm.
AllesWirdGut reemphasize the skyline defined in the urban design guideline through high-rises on the corners of a four-story plinth by moving the mass of the built volume upward from the plinth to the high-rises. The result is a sculptural and self-confident urban design shape that defines an identity-forming landmark new residential quarter. Also, a large share of high-rise apartments provides for fine daylighting and views for as many as possible.
Shifting the mass of the built volume upward also makes for maximized public areas: less built-up and more free space for everybody. The east-facing area in front of the school campus and a living street in the west are connected into one continuous field: a place of movement and multiple possibilities, getting together, playing, doing sports.
Light and view as crucial residential qualities also inform the design of the freestanding buildings: the conventional rectangular ground plans of the towers are divided into longitudinal halves that are shifted against one another. All apartments therefore are corner aspect.
Classical upright two-sash casement windows, subdued coloring, contoured cornices and meandering smooth-plaster lines, varying plaster grain sizes: buildings of timeless traditional elegance and quality. Generally, these are design element that are feasible also under cost pressure: beautiful and high-quality buildings, a far cry from drab architectural minimalism.
